Canada's housing market kept finding its footing in July. Nationally, sales rose for a fourth month running, listings kept shrinking, and prices held nearly flat. But the national picture only tells part of the story. Here's what happened across nine MaxWell Realty market areas last month, and how each compares to the national trend.

Canadian summers are getting hotter, and a lot of homes were not built for it. Roughly 37 percent of Canadian households do not have air conditioning, and the gap varies widely by region. Momentum is building after a slow start to the year. National home sales edged up 0.5% month over month in June, building on May's 5.5% jump and April's 0.9% gain. That puts activity roughly 7% above where it stood in March. Actual (not seasonally adjusted) sales came in 0.9% above June 2025.
